Cala South Home Counties has secured planning permission for over 1200 new homes in prime locations across Surrey, Sussex and Greater London

The South Home Counties planning team has continued to drive applications forward in a number of key areas for the region, securing four developments in prime locations across Surrey, Sussex and South London. These in total will bring 1200 new homes to the market.

SURREY

Cala’s presence in Surrey continues as it prepares to launch two new developments in early 2021 - Ockford Park in Godalming and Folly Heights in Farnham.

A former agricultural site, Ockford Park will deliver a collection of 262 homes including two, three, four and five bedroom properties on the edge of Godalming town centre, close to the railway station. Thirty per cent of the properties will be allocated as affordable housing.

As well as contributing towards Godalming’s private and affordable housing provision, the scheme will deliver a brand new community building, a community garden, several play areas and a large green space with footpaths. Cala will also be delivering off-site provision of open space through a newly-planted 12 hectare SANG, based around a 2.4km loop path.

Work is also now underway at Folly Heights, just a short walk from the centre of historic Farnham. The development, which received planning permission for 58 private homes last year, will bring a collection of two, three and four bedroom homes to this popular market town.

In addition to private homes, there will be a further 38 affordable units on the site, including one and two bedroom apartments and two and three bedroom homes. The site will also include a Local Equipped Area for Play (LEAP), and a Suitable Alternative Natural Greenspace (SANG) within the development. 

GREATER LONDON

Also launching in early next year is Langley Court in Beckenham – a high quality development of 280 homes in the London Borough of Bromley.

The site represents a strategic move for the South Home Counties region into the London Boroughs and follows three years of careful planning and negotiations with Bromley Borough Council and the Greater London Authority. 

The much-anticipated Langley Court development is situated on land formerly owned by GSK Healthcare and will deliver an attractive scheme of one to three bedroom apartments and two to five bedroom homes. Thirty five per cent of the homes have been allocated as much-needed affordable housing for rental and shared equity tenures. 

The development will feature areas of blue and green space, children’s play areas and a community bandstand will also be delivered. The use of an existing sports pavilion and sports fields will be retained.

WEST SUSSEX

Working hard throughout the coronavirus lockdown, the South Home Counties planning team successfully exchanged on land at Hayley Road in Lancing, bringing 600 homes to New Monks Park, with 249 of these in phase 1. 

The new development will transform New Monks Farm, formerly owned by Brighton and Hove Albion, and will deliver an exciting mixed-use scheme, including a new public country park and an IKEA store. 
The proposed scheme has been designed to create a unique sense of place that will make a positive contribution to the local area. The development will include attractive areas of open space, swales and pocket parks, creating a high quality environment and an attractive place to live. A community building will also be provided to serve the local area.
