The showhomes available to view by appointment are the four-bedroom detached Henlow and the four bedroom semi-detached Ickwell. Both have been professionally designed to provide plenty of interiors inspiration and showcase the generous space, practical layouts and quality of finish that buyers can expect.

Both the Henlow and Ickwell have an open plan kitchen/diner, a separate lounge and handy downstairs cloakroom. Upstairs, bedrooms are generously sized and, in the three storey Ickwell, the main bedroom has the privacy of the whole top floor, complete with a spacious en-suite and walk-in wardrobe.

Cala is offering a range of schemes to help buyers make the move to a new home at Arlesey Grange. For those with a property to sell, Cala offers a part exchange service, meaning there is no need to go through the process of selling on the open market. Cala effectively acts as a cash buyer on a purchaser’s existing property, saving on estate agents fees and providing peace of mind that the sale will complete ready for them to move into their new home.

Cala also has an Assisted Move scheme, which can help make the process of selling an existing home as smooth as possible. Following independent valuations, Cala will advise on the list price of the house and appoint a selling agent on the purchaser’s behalf to achieve a sale in a timescale that will allow them to move into their new home. Cala will also pay the selling agent’s fees, home buyer report costs (where applicable) and contribute £1,000 toward removal fees.

Selected properties at Arlesey Grange are also available through the Government-backed Help to Buy equity loan scheme which enables buyers to purchase a new home with just a 5% deposit. The Government provides an equity loan of up to 20% of the purchase price, meaning buyers only need to save a 5% deposit and secure a mortgage for the remaining 75%. On selected homes, Cala will also offer a 5% deposit match scheme for those using Help to Buy.

Help to Buy is set to change in the spring of 2021, when it will only be available to first time buyers and the purchase price for eligible properties will be reduced to £407,700.

A range of special incentives are also available for those buying a new home at Arlesey Grange for a 2021 move. Packages include choices such as carpets and Amtico flooring, turf to rear garden, help towards legal fees, John Lewis vouchers and contributions towards removal costs. Terms and conditions apply.

Arlesey has a good range of nurseries, as well as primary and secondary education schools found within the town. Hitchin and Letchworth Garden City are both under six miles away, whilst Biggleswade is around ten miles north, offering further amenities and a range of high street shops.

Arlesey has previously been voted the most popular commuter town in Bedfordshire, thanks to its train station less than a mile from the development, which offers direct train services to London St Pancras in around 40 minutes and Cambridge in under 50 minutes. The A1(M) is also within easy reach of the development, providing direct access to London and the North. For travel further afield, London Luton Airport is situated less than 15 miles away.
