Cala Homes is launching its first properties at its new Ockford Park development in Godalming. Taking place on the first weekend in December, Saturday 5 and Sunday 6, it’s a much anticipated launch and is just ahead of the current Help to Buy scheme submission deadline.

Located on the western edge of Godalming, Ockford Park brings a stunning collection of 182 new two, three, four and five bedroom homes to leafy Surrey. Each home is designed with light and spacious interiors in mind to meet the demands of a range of first time buyers and growing families.

The first release of properties includes eight, three-bedroom, detached and semi-detached homes, all priced between £568,500 and £595,950, which are available using the current Help to Buy scheme. However, interested purchasers must act quick as the deadline to reserve under the current scheme is 15 December.

As it stands, the Help to Buy scheme is available to first time buyers and those looking to move up the property ladder who only have a deposit of 5% to put down on new build homes. The government lends purchasers 20% of the property price, meaning you only need a mortgage for the remaining 75%.

The current scheme offers an equity loan on new build homes up to £600,000. However, from 16 December, the scheme changes and will see the maximum value of properties homebuyers can purchase subject to new regional price caps, with South East prices being lowered to £437,600 and only applicable to first time buyers.

Cala Homes will be opening the doors to its three-bedroom ‘Witley’ showhome on the exclusive launch weekend, which has been thoughtfully-designed by Phoenix Interiors. The Witley features an open plan kitchen/dining room, with French doors opening out to the rear garden, a separate spacious sitting room and downstairs cloakroom. Upstairs, the main bedroom boasts a sliding door wardrobe and an en suite, alongside two further well-proportioned bedrooms – one ideal as a study for home working – and a stylish family bathroom suite.
